Where did you get my information?

All the information we have is from public records. Specifically, all private property owners are registered with the county in which their property is located. This information is available to the public and searchable. It just so happens you own a property that fits our criteria and is in an area we would like to purchase.

How does JM Land Solutions LLC determine their offer price?

We determine our offer price based on several factors such as location, topography, acreage of the property, proximity to roads, utilities, etc.

Why does JM Land Solutions LLC want to buy my property?

Your property is located in an area we would like to purchase in and its attributes fit our criteria. It likely has some development potential that interests us or we would like to purchase it for its recreational value. It’s as simple as that.

How long does it take for you to buy my property?

Some transactions can close in as little as five days. However, others may take several weeks or even a month or two. For smaller properties, we can typically close the transaction in-house, allowing us to buy your property very quickly as there isn’t a title company involved. However, with larger properties, we usually elect to use a title company to complete the transaction. Although title companies may take several weeks to facilitate a transaction, their use is imperative in transactions larger than $5,000.00. This is our company policy.

How does the closing process work?

If the transaction is over $5,000: We will have you sign a purchase agreement outlining the details of the transaction. You can either eSign this via SignNow.com or we can mail you a physical purchase agreement. Once signed, we will send the purchase agreement along with an earnest money deposit to a title company. The selected title company will take over the transaction from there. Typically they will require a bit of info from you and then take a week or two to complete their title search. Then they will prepare closing documents for you to sign and return and also receive the purchase funds from us. They deliver the funds to you via wire or check and record the new deed and associated documents. Transaction complete.

If the transaction is under $5,000: If our in-house title search comes back clean we may elect to close the transaction without the use of a title company. We do this to save money on title and escrow fees on smaller value properties. We pass on some of these savings to the buyer in the form of a higher property purchase price. In the case that the title search comes back clean, we will hire a local to you traveling notary. We will mail them a cashier’s check and the closing documents which we have prepared. They will will meet with you at a time and place of your choosing including your home, bank, coffee shop, etc. They will have you sign the new paperwork and deliver the cashier’s check to you during that time. They will then mail the completed paperwork back to JM Land Solutions, LLC where we will record it with the county clerk. Transaction complete.

Will JM Land Solutions LLC buy my property with back taxes?

As long as the back taxes are within reason, we will pay them off when the transaction is complete.

Do we need a real estate agent or attorney involved to sell our land to you?

No, this is not necessary. Real estate transactions can be completed solely between the buyer and seller. Attorneys and real estate agents can make buying and selling real estate easier for the parties involved, however, their fees can be very expensive. JM Land Solutions LLC is a professional real estate company who can facilitate transactions without the help of an attorney or real estate agent allowing significant fees to be avoided. There are no fees or commissions charged to you with the sale of your land to us. What we agree on is what you get! However, if you insist on your attorney reviewing documents, etc then that is okay with us, however, this expense is to be borne by you.

I cannot find a copy of my deed – some or all the people listed on the deed are deceased – the property is in a bad location or has limited access – there is X issue with the property – Is JM Land Solutions LLC still interested in purchasing my property with these issues?

Yes – we are still interested. Lost deeds, deceased owners, bad locations and other issues are all problems that we are capable of working through.
